NABNI Launches Sales for First Waldorf Astoria Residences Outside U.S. in Dubai

NABNI Developments has officially launched sales for the Waldorf Astoria Residences Dubai Business Bay, marking the first standalone Waldorf Astoria residential project outside the United States. Located in the heart of Dubai’s Business Bay, the ultra-luxury tower is set to redefine branded living in the city’s high-end real estate market.

The 65-storey, 350-metre tower, designed by renowned architect Carlos Ott with interiors by Hirsch Bedner Associates (HBA), will be the second tallest residential tower in the Business Bay/Downtown Dubai area upon completion in Q4 2029. The design draws on Waldorf Astoria’s 130-year legacy and blends Art Nouveau and Art Deco influences with Dubai’s modern aesthetic.

The project comprises 146 residences across three distinct collections: the Signature Collection (one to three-bedroom units), the Sky Collection (four-bedroom residences, sky villas, and sky mansions), and a Sky Palace occupying four entire floors with panoramic city views. All units are oriented to maximize views of the Burj Khalifa and feature reserved lift access, premium finishes, and innovative layouts.

Residents will enjoy access to bespoke services and world-class amenities, including the world’s highest Golf in the Sky simulator at 270 metres, adult-only and family pools, a Waldorf Astoria spa, fitness and yoga studios, and a meditation deck. On-demand services range from private dining with a Waldorf Astoria chef to in-home spa treatments, personal assistants, and pet care.

According to NABNI’s Co-Founder & Chairman Abdulrahman Abdulla Alhelo Alsuwaidi, the project sets a new standard in Dubai’s branded residences market. He cited recent data from Global Branded Residences indicating a 43% year-on-year increase in branded unit sales in 2024, with figures expected to double within five years, driven by strong interest from high-net-worth investors.

Construction is scheduled to begin in June 2025, and a 1,000-square metre Sales Experience Centre has opened in Business Bay, offering potential buyers a 3D interactive walkthrough and scale model of the development. The project signals Dubai’s growing appeal as a global hub for luxury real estate investment and hospitality-led living.
